Fixes To Make Before Selling Your Home
Did you know that catching up on repairs and doing minor updates can help you sell your home? Some fixes are worth more than others, of course. Here are a few repairs and updates that will make the biggest impression on buyers, according to our real estate agents.
- Lighten and brighten.
Older houses can be dark and uninviting, but a quick survey of South Bend homes for sale shows that the lighter and brighter, the better. Get rid of heavy window treatments in favor of options that will let in more light, and plan on throwing those open for showings. In addition, decluttering and putting some furniture in storage will open up your rooms and showcase the house better. - Update your lighting.
Speaking of light, the better lit a house is, the better it will sell. This goes for artificial lighting too, and not just windows! Update your light fixtures with brighter, more modern choices. You can also change out the hardware for an affordable cost, and it will help to give your kitchen an overall modern appearance. - Replace worn-out carpet with hard flooring.
You may have heard that renovations don't pay off when you sell your home. This is true, but replacing old, worn carpeting isn't a renovation; it's a repair, and repairs that aren't done will actually detract from your home's value. Making your house looks pretty from the outside can create a favorable impression on a buyer, so spend a little time mowing the lawn, trimming the bushes, and updating any landscaping that's been ignored for a while. - Double-check the drainage.
While you're working outside, remember that drainage is an important factor in how the exterior of your home shows. Make sure your landscaping is designed so that water flows away from the foundation. Also, have your gutters cleaned and repaired as needed to make sure the system is functioning as intended.
