When you're selling your home, you want to make an impact. Here's how you can wow buyers with your kitchen.

There is a lot of conflicting information out there as to whether you should do updates on your home before selling it. Most renovations won't bring enough of an increase in your sales price to justify doing major work to your home before selling it, but there are certain updates that do pay off, and many of them are ones that update your kitchen. Here are six affordable kitchen upgrades our real estate agents recommend doing before selling your home.

  • Update your kitchen's lighting.
    If your kitchen has nothing but one overhead light source, it's going to look dated to prospective buyers. If you browse other South Bend homes for sale, you'll find that many of their kitchens offer a variety of types of lighting, including task lighting to illuminate prep surfaces. Updating the central lighting fixture in your kitchen and adding under-cabinet lighting are the easiest ways to update your kitchen's lighting for a more functional modern look.

  • Refresh your cabinets.
    If your kitchen cabinets are dirty and stained or have an outdated dark wood facade, don't worry. Refreshing your cabinets is as simple as a fresh coat of paint and possibly a new set of hardware. For the best results, remove all the old hardware and paint the cabinet doors on a flat surface before installing the new hardware and re-mounting the cabinet doors. As long as the insides of the cabinets and drawers are clean and everything is in good working order, they do not need to be painted to match.

  • Invest in new fixtures.
    While you're replacing all of your cabinet hardware, keep in mind that old, outdated fixtures such as your kitchen faucet and sprayer can also contribute to your kitchen looking more dated than potential buyers would like to see. While you're shopping for new paint and cabinet hardware, check out the kitchen sink fixtures as well. For consistency, choose something that will go well with your existing sink and the theme you chose for your cabinets.

  • Upgrade your countertops.
    Depending on how much money you have set aside for kitchen upgrades, if you have a stained, chipped, or visibly outdated kitchen counter, you might consider replacing it while you're doing the other updates. Kitchen counters can be quite affordable, depending on what you choose, or you could even update your kitchen's look just by painting, tiling, or otherwise refinishing your countertops.

  • Add a backsplash.
    A backsplash can have a surprisingly powerful impact on the overall look of your kitchen since it often covers the majority of the visible space between your countertops and your upper cabinets. If you have no existing backsplash, or if it is visibly outdated, consider upgrading with an easy-to-apply backsplash from the hardware store.

  • Replace outdated or damaged flooring.
    The kitchen has some of the most traffic in the entire household, so the floors are likely to show more wear here than anywhere else. If your kitchen floors are outdated or worn, consider replacing them. High-quality vinyl and other types of flooring can be purchased and installed fairly inexpensively. If you have something durable like tile or hardwood in your kitchen, thoroughly cleaning or refinishing the floors may also be an option.
