Like so many homeownership issues, your decision to downsize your home is very personal. Downsizing means moving away from a neighborhood where you've created years of memories. The emotional disruption can be a challenge, but the financial benefits will likely outweigh the emotional costs.

  1. Are you tired of big-home maintenance?
    If performing DIY home maintenance no longer gives you the sense of satisfaction and accomplishment it once did, perhaps it's time to downsize. When you own a home, there's always a roof to fix, a lawn to mow, or plumbing to upgrade. The bigger the home the bigger the workload to keep your systems up and running.

    When you downsize, you'll still have those maintenance tasks but they'll take less time, money, and energy. And if you relocate to a condominium, someone else will do all that work for you.

  2. Would you like more disposable income?
    What would you do if you suddenly had a nice chunk of cash added to your monthly income? You could take a nice long vacation or increase your child's or grandchild's college fund. Or you could add it to your retirement cushion. Downsizing can give you a cash boost for several reasons:

    • Lower mortgage
    • Lower property taxes
    • Less expensive home insurance
    • Lower energy and utility costs and more

  3. Would you prefer a single-story home?
    If you're a retiree hoping to age in place, a smaller home can make it easier. If you stay in your large home, it may eventually require senior-friendly renovations. Accessibility is less of a problem in a small, single story home. If you do require accommodations, they'll be less expensive.

  4. Would you prefer a walkable neighborhood?
    If you live in a big suburban home, you drive to the grocery store, pharmacy, or mall to get the things you need. That means dealing with traffic, paying for gas, and taking extra time to run basic errands. That's why downsizing to a walkable community is a popular option.

    Walkable communities are structured for convenience. It's usually a short walk to stores, restaurants, and public transportation. It's another source of savings as you can park your car, walk, and save on gas and vehicle maintenance.

  5. Are you tired of cleaning your big house?
    Keeping your home clean requires a long list of never-ending tasks. Wherever you live you'll have to clean walls, mop floors, and perform other tasks to keep your home clean (or hire a maid). When your home is smaller, you'll still have to do all of these things but it will take a lot less time and energy. And if you do decide to hire a maid, it will cost a lot less.
